A

The Project Manager, Sha Tin has requested the resumption of 27, 517.4 square metres (296, 194 square feet) of private agricultural land at Tsang Tai Uk, Sha Tin, New Territories, for the development of Area 5K, Sha Tin, New Territories. The area to be formed to the north-east of Lion Rock Tunnel Road will be developed as District Open Space, primarily to serve the adjoining public housing estates. It will also create a buffer zone between the estates and the village of Tsang Tai Uk, which is to be preserved. Resumption of a narrow strip of land to the south-west of Lion Rock Tunnel Road is also necessary for drainage works.

This project is in Category 'A' of the Public Works Pro- gramme. The general location of the land is shown coloured orange on the Identification Plan at Annex A. The Secretary for the New Territories is satisfied that the area of private land involved is the minimum necessary to implement this project. Compensation for resumption and clearance is estimated at $6.2 million and sufficient funds are available within the approved project estimate to meet the expenditure.

The clearance will involve payment of compensation for crops, fruit trees, miscellaneous items, ex-gratia allowance for cultivators and ex-gratia disturbance allowance for displaced pig- breeders. Payment of 'Tun Fu' ceremonial fees will also be necessary.

No building land is involved. However, ten (10) temporary structures (2 on Crown land and 8 on private land) used for domestic purposes will have to be cleared. These temporary structures are occupied by 9 families who if found eligible, will be offered public housing. Ineligible families will be offered space in a temporary housing area in Sha Tin and may be eligible for ex-gratia domestic removal allowance. In addition to these structures, a total of 24 other ancillary temporary structures such as kitchens, storage sheds and pump houses, etc will also have to be clear ed.
