Included in the Sha Tin New Town Stage I Phase 2 development is the provision of additional land at Area 3A, Sha Tin, for light indus- trial use. The project is in Category A of the Public Works Programme and site formation works are scheduled to commence in June 1977 and be completed in 12 months.

In order to implement the scheme, the Director of Public Works has recommended the resumption of 485, 892 square feet of agricultural land and 3, 043 square feet of building and garden land at Area 3A, Sha Tin, the location of which is shown coloured orange on the plan at Annex A. The Secretary for the New Territories is satisfied that the land to be resumed is the minimum necessary to complete site acquisition and enable the engineering works to begin on schedule. Compensation for resumption and clearance is estimated at $7, 34 million and funds are available in the approved project estimate to meet this expenditure. The cost of ex-gratia cash allowance for shops, restaurants and workshops estimated at $1. 24 million will be payable from the Housing Department!'s Compensation vote, under which funds are also available.

The clearance will involve compensation for crops, fruit trees, miscellaneous improvements such as wells, irrigation pipes and fences and ex-gratia disturbance allowance to cultivators.

In addition to the buildings on private building land, six hundred and eight temporary structures, all on private agricultural land, will have to be cleared, the details of which are as follows:
