(c) the amusement park is reasonably well run, clean and the buildings are generally in good repair and condition. The park provides a popular amenity for the Kowloon area and it would therefore serve the public interest to allow the park to continue on a more permanent basis and permit the owner to invest in improved buildings and equipment with more confidence.

The Secretary for the New Territories has therefore re- commended a land exchange by which the owner of the park would surre nder the 116, 633 square feet of private agricultural land currently utilised for amusement park purposes (as shown edged blue on the plan annexed) plus an additional 131, 967 square feet of land exchange en- titlements (Letters B) in exchange on a foot-for-foot basis (see para- graph 11 below) for an equivalent area of Crown land (including Lot 3327), totalling 248, 600 square feet (as shown coloured pink on the plan annexed). The grant would be made to the Lai Chi Kok Amusement Company Limited on the following terms:
