To provide and keep in the flat a suitable container with lid for the storage of household refuse.

(i) Not to leave or cause or permit to be left any furniture, boxes, goods, articles or rubbish in the entrance hall or on the stairways or landings or on any of the passageways or lifts of the building of which the flat forms part or to cause any obstruction whatsoever thereto.

Not to affix or cause or permit any poster signboard or advertising of any kind to be affixed to any part of the exterior of the flat. To notify the landlord of any alteration in the family of the tenant caused by births, deaths or otherwise within seven days of the change occurring.

To observe and comply with all such rules and regulations, not in conflict with the terms of this agreement, as may be made from time to time by the landlord in respect of the use of the flat by the tenant. (m) On the determination of the tenancy hereby created forthwith to deliver up vacant possession of the flat to the landlord together with all the landlord's fixtures and fittings therein in good tenantable repair and condition.

7 The landlord covenants with the tenant as follows:

(a) that the tenant may peaceably and quietly occupy the premises without any interruption or disturbance by the landlord, provided that the tenant has not breached any of the agreements contained in clauses 4 and 5 of this document;

(b)

to carry out promptly and at his own cost all necessary repairs to the flat except those caused by the fault or neglect of the tenant or any other occupants of the premises or any licensees of the tenant, and except those included in the agreement of the tenant to use the landlord's fittings and fixtures, and the sewers, drains and other services serving the flat in a proper and careful manner (clause 4(d)), and except those included in the covenant of the tenant to replace at his own expense any glass in any doors or windows of the flat that may become broken during the tenancy (clause 6(b)). Provided that the landlord shall not be liable hereunder unless and until written notice of any want of repair shall have been served upon him and the landlord shall have failed to take steps to effect the necessary repairs after the lapse of a reasonable time;

(c) to clean and keep the exterior of the flat and the stairs, passages and

lifts leading to the flat in reasonable repair;

(d) to pay all existing and future rates (other than water rates) charged on or payable in respect of the flat so long as the tenant shall pay to the landlord all sums due under clause 4(b) hereof.

8 It is hereby expressly agreed as follows:

(a) That the rent payable may be varied by the landlord at any time. Provided always that the landlord shall give not less than one calendar month's notice in writing, accompanied by the offer of a new tenancy of the flat at a new rate.

(b) If the rent payable hereunder or any part thereof shall be unpaid for twenty-one days after becoming payable (whether formally demanded or not) or if any agreement on the tenant's part contained in clauses. 4 and 5 of this document shall not be performed or observed then it shall be lawful for the landlord at any time thereafter to re-enter upon the said flat or any part thereof in the name of the whole and thereupon the tenancy hereby created shall absolutely determine. (c) That in the event of the flat becoming underoccupied or overcrowded the tenant shall move to any accommodation considered by the landlord suitable for the needs of the tenant's family. Provided
