will have its own internal road system and parking facilities and is the first "drive-in" type of multi-purpose cen-

tre. All the lots will be served by main roads in the front and service roads at the back.

A typical shop lot will accommo- date a ground floor for shopping (about 1,284 sq. ft.), first floor shop- ping (about 1,284 sq. ft.), flat (1,440) sq. ft.) and a maisonette or two-storey flat (1,656 sq. ft.). The lots are inde- pendently accessible from the main road and service road via two stair-

cases.

Window Displays

The two floors for shopping have been designed for maximum window display, to be combined together or used separately for a flexible arrange- ment of retail and wholesale trade on the ground floor with supporting trades on the first floor: e.g. haber- dashery and tailoring, chemist and beauty saloons.

The flats are planned so that they may be put to alterative use as offices without further alterations. All bed- rooms have external views, the living and dining rooms face an internal open-air patio and there is independ- ent access to the roof terrace above.

The maisonettes take advantage of the two-storey planning in providing

a flexible arrangement of rooms. pri- vacy. cross ventilation and a large terrace which is an invaluable ameni- ty in urban living. All the floors have their own modern toilet facilities one on each floor of shopping, two each in the flat and maisonette. Rub- bish is disposed of through a refuse chute on every floor.

Reinforced concrete frame con- struction will be used with brick in- fill walls. The walls generally will be finished in cement and sand plaster, while toilets and bathrooms will have white glazed tiles to a height of 7 ft.

Floors will be of cement rendering except in the kitchens, bathrooms, toilets, patio and balconies where 4 in. mosaic tiling will be laid. Roofing will comprise cement tiles generally and concrete panels for the roof ter-

race.

Ceilings will be of cement and sand plaster, except for the top floor of the maisonette which will have an asbestos ceiling. The main staircase will have 34 in. mosaic tiling.

The door of the main entrance will be a glazed aluminium frame. Ad- justable glass louvres will be used for windows for flats and maisonette while aluminium frame display win- dows will be installed in the shops.

Emulsion paint will be applied to all internal walls and ceilings, and Shanghai plaster to external walls.

The development area of 11.5 acres will accommodate 11 blocks of build- ings. consisting of three tower blocks of offices and eight blocks of shop- houses, flats and maisonettes.

Tower blocks A. B. and C will oc- cupy 21.250 sq. ft., 25,284 sq. ft. and 50,240 sq. ft. respectively. Blocks D. E. F, G will have 14 shops lots on five levels: blocks H. J, and L will have 10 lots on five levels: and block K will have 11 lots on five levels.

There will be a total of 300 flats on the shophouse lots, and 194 shops on two levels in all.

First Phase

The first phase of the project the construction of blocks D. E and J of which will be started soon consists of 38 shophouse lots. These are expected to be ready for occupa- tion towards the end of next year.

A feature of the development is the Loke Yew Memorial spread over one acre right in the middle of the scheme. The land development area of 11.5 acres, sold to Capitol Properties for more than M$10 million, did not in- clude the Memorial site, which will be retained as a decoration.

The scheme is being developed in four phases. Piling for the first phase has just started, and tenders are now being called for the main structure.
