We illustrate on this page a seven storied apart- ment building being erected by the Royal Inter-Ocean Lines for the accommodation of their staff.

Situated just below Stubbs Road, the building faces east-north-east, overlooking the harbour in the direction of the Royal Yacht Club.

It will be of modern first-class construction, the finish will include teak parquet flooring, built-in ward- robe fittings, tiled bathrooms with the finest of fixtures, and electric hot water heaters. Spacious living and dining rooms are provided, connected by an open hall- way. Large balconies on main facade connect living rooms and principal bedrooms, and smaller balconies on each side of the building add outdoor space to the smal- ler bedroom,

The building will accommodate ten 4-roomed flats and two 2-roomed flats, with two servants' rooms con- veniently located to each flat. One garage is also provid- ed for each flat.

The appearance of the building designed by the Architects, R. Minutti & Partners, will be a most im- pressive one. The stairhall set in the centre of the build- ing is lighted by glass blocks set in a vertical column which emphasizes the height of the building and pro- vides the central pivot of the design to which the sym- metrical horizontal balconies on either side form the balance and contrast,

Except for the coloured facing tiles around the ground floor base, the rendering of the external face is of plain cement plaster, the Architects relying on the contrasting shadows of the well-proportioned areas to weld into a design which is typically and delightfully modern.
