air-conditioned, saving occupants the inconvenience of installing the more costly and ugly individual units. The main plant will be installed on the lower ground floor and the handling plant and cooling tower on the roof.

It is estimated that about 20,000 gallons of water will be needed each day for air conditioning as well as another 10,000 gallons for flushing.

Consequently three bores will be dug after piling is completed to pro- vide this water. It is estimated that they will have to be sunk 200 feet.

Piling has already started and a $10 million tender for the basic superstructure was recently approved. The whole project is scheduled for completion in early 1966.

The lower ground floor of the building will be set aside for a large restaurant/night club, lock-up shops, plant room etc.

The ground to the second floor will be for shopping arcades and showrooms and offices will occupy the remaining 12 storeys.

On the roof will be one of the most magnificent penthouses in Hong Kong. Outstanding views, large gardens and outdoor living areas will enable it to vie with the best ground level mansions in Hong Kong for opulence.

It will have four bedrooms, all with views. several bathrooms, banquet hall, dining room, study, roof gardens in classical Chinese style and, of course, servants' quar- ters. The penthouse will occupy half of the roof level and encompass about 8,000 square feet. The remainder of the roof will be devoted to the usual machine rooms, caretakers' quarters, tanks, cooling tower and boiler room.

Six escalators will serve the shop- ping arcades, eight passenger liftswill serve the upper office floors in addi- tion to a service lift.
