A block of apartments is now under construction on a fine site overlooking the racecourse at Happy Valley. Because of its view, it has been named "Race View Mansions".

The site lies just north-east of Stubbs Road and was previously oc- cupied by a structure demolished during the war. Under the terms of the lease. only two European type houses could be erected with a maxi- mum height of 40 feet without special consent. Had these stipula- tions been abided by the resulting scheme, to give adequate returns. would have congested the site and would have meant second grade flats with minimum parking facilities. Such a scheme would have lowered the standards of this desirable re- sidential neighbourhood and it was considered inadvisable to allow this type of development here.

factor was that the increased height of the new building would cause no interference to other lots. because of the steep hill at the back of the site.

The original approach road has been considerably widened to allow for two lanes of traffic, and leads up to the level platform on which the building is being erected.

The block will be 8 storeys high. not including the penthouse on the roof, with the whole of the ground floor left open as a covered car park.

Each of the seven apartment floors will contain two flats. The first. second and third floors will be iden- tical the east apartments contain- ing a combined living and dining room, kitchen and two bedrooms. The west apartments on these floors will contain separate living and dining rooms, a kitchen and three bedrooms.

On the four upper floors, the east apartments will be similar to those below, but with only one bedroom.
