In designing the estate, considera- tion has been made of the fact that Holland Road, which is one bound- ary of the estate, is an exclusive Iesidential area where each house or bungalow has a minimum ground and garden area of 20.000 square feet.

In order to maintain this style of of residence the architect has created a buffer zone on the Holland Road frontage of Chipbee Gardens with a row of bungalows facing Holland Road similar in style to those already in existence in the immediate area. Behind these will be a second buffer zone of semi-detached bungalows.

After these two zones of bungalows the terrace houses, currently the most sought after form of domestic accom- modation sought after in Singapore, will be built.
