"The two main blocks contain 1,393,256 cubic feet and the cost of 1,393,256 cubic feet at $2.56 is $3,572,053.00.

"If the cost per cubic foot for building work only is required, the following items alone would be considered:—

Mr. Kenniff then goes on to explain that a proportion of this expenditure is chargeable against the development of the balance of the site and that the steel formwork would be available for use in other buildings. These fac- tors have been taken into consideration in working out cube costs. He continues-

"The cost per cubic foot of any building is merely an approximation used by builders for estimating purposes and depends on a variety of factors, but since the question of this cost per cubic foot, in the case of the Leighton Hill flats, has caused some comment, the opportunity is taken of explaining how the official announcement of a cost of a lit- tle over $2.00 per cubic foot was calculated.

"Garages and "open" type buildings, such as factories, stores. etc., cost less per cubic foot than residential accom- modation, so the cost of the garages should be kept separate from the cost of the main blocks of flats. The two blocks of garages contain 66,112 cubic feet. They cost $41,227.00 to build and therefore the cost works out at slightly over $0.62 per cubic foot.

"To determine the cost per cubic foot of the flats, the following are considered fair deductions from the total cost of $3,808,251.00

(a) Garages

(b) One-third of the cost of Items 1, 2, 3 and 4,

viz. one-third of $403,734

(c) 74% of the cost of Item 8
