The Golden Court apartments, situated in Electric Road, represent a new approach to speculative building.

Under the Building Ordinance, the site, abutting on three streets, required one eighth of the roof area for open space and the architect was able to persuade his client to have the build- ing erected higher, and thus leave more open space at the rear.

The move has proved highly profit- able to the client as all the flats were sold immediately on completion of the block, after nine months, despite a declining market.

An open corridor plan was chosen as requiring fewer lifts and staircases.

on the first floor of the 12-storey reinforced concrete structure. How- ever, both the shops and restaurant sections have been utilised for offices.

The block comprises 78 flats each with an area of approximately 1000 sq.ft.

A feature of the colour scheme and a novel one is that though the outer wall of each flat balcony is coloured white, and the exterior of the wall of the room giving on to the balcony has an exceptionally dynamic colour pattern which varies with each flat, the general effect is not blatant. On the contrary, the colours, though dissimilar, blend pleasingly.

The scheme has the effect, also, of 'absorbing" multi-coloured washing hung out to dry, and even gaily- coloured awnings used for protection against glare of the sun obtrusive against the white balconies. and their colourful backgrounds.
