NEW WATERFRONT ROAD

A subway will be needed to link Victoria Park with the children's playground which will be isolated by the diverging arms of the waterfront road,

Provision will also have to be made for traffic coming down Tin Hau Temple Road and Tung Lo Wan Road to enter the waterfront road via Lau Sin Street and Hing Fat Street through the existing traffic signals at their respective junctions with King's Road. In this connec- tion, widening of Hing Fat Street is contemplated.

The tentative proposals also envis- age the building of two flyovers to connect King's Road and Tin Hau Temple Road so as to funnel west- bound traffic into the proposed water- front road by way of Tsing Fung Street and Lau Sin Street.

The planning of the new water- front road takes into account the re- cently announced improvements to the Roxy Theatre Roundabout which are going to be carried out as quick- ly as the redevelopment of the Roxy Theatre permits.

CHAI WAN DEVELOPMENT PLAN ALSO REVISED

A REVISED draft outline develop-

ment plan of Chai Wan has been prepared by the Town Planning Board for submission to the Gover- nor-in-Council for approval.

The plan incorporates a large re- clamation scheme not shown on the previous plan. details of which were released for public information on August 8. 1957.

The reclamation of about 100 acres is recommended partly because of the need to provide a large area for public dumping, but also to pro- vide additional land for industrial purposes.

The major portion of the reclama. tion will be devoted to industrial use, in order to provide employment for those living in the resettlement estate. and also to alleviate the deficiency of employment at Shau Kei Wan. and other parts of the Island. The area so zoned has an employment poten- tial of 35,000 to 40.000 people.

Waterfront uses include a cargo- handling basin and sites suitable for godown and for the timber trade. particularly for sawmills. as the

west coast of Tsing Yi Island has been gazetted for sale and develop-

ment.

This follows an application for the sale of this land for a particular industry. The Government is seeking private developers as it is unable to provide services such as water sup plies, roads and drains, required to make the area suitable for intensive use by general industry.

Developers interested in purchas- ing the site will be given six

months to submit schemes for con- sideration.

Proposers of acceptable schemes will be invited either to attend auction or tender for the site. The detailed sale conditions will in- clude a suitable building covenant to ensure full development of the

land in conformity with the scheme submitted by the successful pur chaser.

CHEUNG SHA WAN RECLAMATION

Reclamation of the two remaining portions of the Cheung Sha Wai. scheme. consisting of about 58.2 acres and 13.4 acres. was also recent- ly approved.

The area of Chai Wan covered by the development plan is about 880

acres.

The object of the plan, which is designed to illustrate only the broad principles of development within the planning area, is to provide a statu- tery land use pattern and major road framework within which the use and development of land may he legally controlled.

It zones certain areas for specific uses and outlines the main routes of communications. The boundaries between the various zones, the road alignments and widths, may be sub- ject to minor alterations when detail. ed planning proceeds.

Persons affected by the new out- line development plan are asked to send to the Board a written statement of their objections and propose amendments to remove the objections.

In the April issue of "The Builder" a picture caption wrong- ly implied that plumbing could be carried inside the Se-Duct. What is often the case is that Se- Duct is installed inside pipe ser vice ducts for the sake of cheap- ness and convenience.

Se-Duct can be built into any part of a building. and this flexi- bility is one of its major features.
