FAIR' BUILDING

WATER SEEPAGE, the lack of

storage space and extreme traffic congestion caused more than six months delay in completing the new Jam Fair Building at the corner of Des Voeux Road and Douglas Street.

The small site (65 ft. x 56 ft. 9ins.) provided continual headaches for the architect, Mr. H.S. Tam.

It took more than a year to lay the foundations - nearly double the expected time. A screen wall 20ft. high was erected and several pumps worked 24 hours a day to keep the water level down.

The 14 storey building of rein- forced cement on a concrete frame, is expected to be ready for occupa- tion next month.

The first four floors, including a basement, will be used for a depart- ment store for the Jam Fair Com- pany. The rest of the building has been set aside for offices each floor.

At first it was intended to sub- divide the office floors, which have average size of about 2,000 square feet, but this will be left to the individual tenants.

Office tenants will also have to provide their own air cooling sys- tems. The 80 ton air conditioning plant is for the department store only.

Entrance to the offices will be through a separate door in Douglas street. The main entrance to the store will be through double, auto. matically-opening doors Voeux Road.

A highlight of the store are two full length and width show windows on the ground and first floor. These are edged with black marble.

Two 400 ft. per minute lifts will service the building.

The main contractor was Ki Lee and Co. Sub-contractors and sup- pliers included.---
