into the buildings in this locality. This was one of the major problems in the planning. All main rooms face south-west; bath rooms and dressing rooms have a north-east aspect, but these are protected either by opening their windows indirectly into a balcony or into a semi-open pipe space screen- ed by R.C. fins.
The building is T-shaped with all service rooms concentrated in the up- right. Each apartment comprises a master bedroom suite, two other bed- rooms sharing a bathroom, a very large living/dining room, kitchen, large store, ample servants' accom- modation and a separate guest lava- tory.
Outdoor living was considered essen- tial in this scenic district, and the main features of the exterior design are the ten feet wide balconies front- ing all main rooms, which are fitted with french doors. These balconies are provided with terrazzo finished precast concrete benches and sun protection devices.

The structure is R.C. frame with 4" R.C. walls to make sure that there will be no cracks for leakage. The size of the windows in rooms facing Parts of the ceilings of the living north-east was kept to a minimum for the same reason.
