lot north of the Lai Chi Kok express- way and will comprise a total of 25 apartment towers, shopping, schools and multi-storey parking. Design prin- ciples established in Stage I to IV will be adopted in Stages V and VI.

Construction of Stage V is sche- duled to start in June this year, with Stage VI following shortly after. The seventh stage of the project is situat- ed on an island lot immediately north of Stage I; planning requirements for this apart of the project have not yet been finalised.

Site planning

The Lai Chi Kok site covers 36 acres of level land reclaimed from Hong Kong harbour below the Kow- loon Hills. It is at the western end of New Kowloon and bounds the new motorway connecting Kowloon with the industrial areas of Cheung Sha Wan, Tsuen Wan and Castle Peak. initiated when development is more. advanced.

The estate's tower blocks permit a housing density of 2200 persons to the acre. Yet they have been grouped in such a way as to make the best possi- ble use of the site for open space, re- creation and for pedestrian and traffic circulation. For example in the first stage of 14 towers there is some 120,000 sq.ft. of open space.

By employing the podium feature, one storey above ground, the archi- tects have produced a solution to traf- fic problems which entirely separates pedestrians from vehicles. It will in fact be possible to walk from one boundary of the estate to another without crossing a street.

Car parking space is laid out below the podium and beneath some of the buildings. The ratio is one parking space per nine apartments but further parking areas will be made available to the east of Stage VI at a later date im- proving this ratio to one-parking space per five apartments.

The major podium areas in the first stage the podium covers some 43,500 sq.ft. are landscaped with a variety of plants and trees. They are also dotted with seating areas and points of interest such as fountains and special art forms.

Two art forms on the Stage I po- dium are an 'Oil for the lamps of Chi- na' mural and a founjain mural facing a reflection pool. Both were created by the Italian artist, Antonio Casadei. The Stage I art points of interest in- troduce a theme to be continued throughout the project.

Towers design

The towers are of a shear wall core design in reinforced concrete. They have a cruciform shape on plan to al- low more external wall area per flat without adding to the wall area for the
