THE SCYLLA and charybdis of de- signing high rise luxury apartments are the owner's requirement of attaining the maximum permissible density and the tenants' penchant for privacy.
In a new 11-storey block of flats at Nassim Road, Singapore, the architects have virtually conquered the dilhemma by arranging the apartments three per floor in a generally T-shaped de- velopment. Each flat occupies one wing and is thus completely separated from its neighbour and cannot be looked into. As a further consideration for privacy the ground floor is used solely for car parking and communal purposes.
The site is approximately rectan- gular in shape covering an area of 66,231 sq.ft. and is situated at the junction of Nassim and Lermit Roads in a high class residential area. It had previously been approved for construc- tion of a block of 30 flats and at the time of purchase by the client all the reinforced concrete piling had been completed. One of the problems facing the architects was to re-use as many of the existing piles as possible and to this effect the new design was quite successful.
Another consideration in the de- sign was to take maximum advantage of the heavily treed, quiet surround- ings by the optimum use of glass. The building is intended for long-term ren. tal and each flat was designed to be fully furnished and equipped.
The project comprises an 11-storey block of 30 flats, an electrical sub-sta- tion and bin centre. The building oc- cupies the lower north portion of the site with the sub-station and bin centre at the rear with separate access. A brick screen wall encloses the site along the road boundaries, giving pri- vacy to the building and grounds.
There are ten floors of flats, the three flats per floor being served by two staircases and two sets of lifts. At ground level are covered parking for 32 cars, a separate visitors' car park, an attractive entrance lobby with a de- corative pool and planting, manager's office and suite, enclosed drying faci- lities, external fountain and two-level garden.
