N Bacolod City, one of the quickest growing urban areas in southern Philippines, a private real estate com- pany is undertaking a large-scale housing development project which will provide a total of 920 dwellings

from low-cost to medium-priced single-storey units in its first sec- tional area of 530.995 sq. meters.

The venture is estimated to cost about P8,024,000 under a four- phased construction programme.

Fortune Towne, as the project is called by its developers, Fortune Homes, Inc., will be more than just a residential area however. Schools. churches. parks, shopping centre. commercial area, markets and other facilities are planned to make the estate a completely self-contained neighbourhood unit.

cent. of the populated and developed areas of Bacolod City. In line with new town developments in other parts of the world, the planners have allocated specific areas for homes, commerce, industry, shopping and entertainment.

Roads and services installations are almost complete, and the finishing touches are being put to a 30 meter wide main avenue with a landscaped central reservation which will bisect the site.

Work has also started on the first 230 housing units of phase 1, estim- ated to cost about P2,006,000.

The whole project has 550,000 sq. meters of roads, open spaces, public parks and recreation centres: 1,650,- 000 sq. meters of saleable areas; and 6.875 sq. meters to be sold as indi- vidual lots, with a minimum of 240 sq. meters and a maximum of 1,000 sq. meters per lot.

Six reinforced concrete bridges are being constructed to connect the in- tricate road network system of the subdivision, which is circumscribed by а 15 meter wide periphery road. This road will siphon traffic flow from the feeder road systems out into the national highways.

The site is traversed by the 30 meter wide "super-highway" com- ing from the south at the Bago area in a semi-circle around Bacolod City and joining the Bacolod-Talisay road in the north at a point near the Sta. Clara subdivision.

The gen-

eral terrain is 50 ft. above sea level and overlooks the Guimaras Strait in the west and the Mandalagen Moun- tain in the east.

Fortune Towne is expected by its developers to have an eventual popu- lation of 50.000,
