CENTRAL DISTRICT OZP AMENDED TO INCORPORATE RECLAMATION AREA

THE TOWN PLANNING BOARD TODAY (FRIDAY) ANNOUNCED AMENDMENTS TO THE APPROVED CENTRAL DISTRICT OUTLINE ZONING PLAN (NO. S/H4/3).

"THE AMENDMENTS ARE MAINLY TO EXTENT STATUTORY PLANNING CONTROL ΤΟ THE CENTRAL RECLAMATION PHASE 1 AND PHASE

(TAMAR BASIN RECLAMATION} AND TO PROVIDE LAND FOR THE EXPANSION OF THE CENTRAL BUSINESS DISTRICT AND FOR THE DEVELOPMENT OF THE AIRPORT RAILWAY HONG KONG CENTRAL STATION, A SPOKESMAN FOR THE BOARD SAID.

A MAJOR PART OF THE CENTRAL RECLAMATION PHASE 1 AREA HAS BEEN DESIGNATED FOR TWO "COMPREHENSIVE DEVELOPMENT AREAS".

SUB-AREA (1) IS FOR THE DEVELOPMENT OF THE AIRPORT RAILWAY HONG KONG CENTRAL STATION WITH COMMERCIAL DEVELOPMENT INCLUDING OFFICES, RETAIL SHOPS, HOTELS AND SERVICE APARTMENTS ABOVE THE STATION.

SUB-AREA (2) IS FOR THE FOUR FASTERNMOST PIERS AND COMMERCIAL DEVELOPMENT INCLUDING OFFICES, RETAIL SHOPS AND SERVICE APARTMENTS ABOVE THE PIERS.

USES'

"THE OTHER PIERS HAVE BEEN ZONED OTHER SPECIFIED ANNOTATED 'PIER' AND THE WATERFRONT PROMENADE AREAS HAVE BEEN ZONED

'OPEN SPACE' TO ENHANCE THE WATERFRONT AMENITY.

"THE PRINCE OF WALES BUILDING AND ITS ADJACENT AREA HAVE BEEN RETAINED FOR MILITARY USES AND REZONED TO 'OTHER SPECIFIED USES' ANNOTATED MILITARY USE IN ACCORDANCE WITH THE SINO-BRITISH AGREEMENT ON FUTURE USE OF DEFENCE ESTATE.

"THE ENTIRE TAMAR BASIN AND EAST TAMAR HAVE BEEN RFZONED *COMMERCIAL' AND 'GOVERNMENT/INSTITUTION/COMMUNITY' ('GIC') TO PROVIDE THE DEVELOPMENT OF A NEW COMMERCIAL KODE TO THE NORTH OF ADMIRALTY/QUEENSWAY AREA, THE SPOKESMAN SAID.

FOR

TWO AREAS ARE INTENDED TO BE DEVELOPED AS PART OF THE ELEVATED WALKWAYS WITH SHOPS AND OPEN SPACE RUNNING THROUGH THE CENTRAL AXIS OF THE TAMAR BASIN RECLAMATION.

THE WALKWAYS WILL CONNECT THE TAMAR BASIN AREA 11 WITH ADMIRALTY AND THE FUTURE RECLAMATION.

AREAS NEAR THE EASTERN SEAWALL OF THE CENTRAL RECLAMATION PHASE 1 AND THE NORTHERN SEAWALL OF THE TAMAR BASIN HAVE BEEN ZONED "UNDETERMINED". DEVELOPMENT OF THESE AREAS DEPENDS ON THE PROPOSED

FUTURE RECLAMATION.

ΤΟ PROVIDE TRAFFIC LINKAGES OF THE RECLAMATION AREAS AND TO IMPROVE THE EAST-WEST TRANSPORT LINK, BROAD ROAD NETWORKS IN CENTRAL RECLAMATION PHASE I AND PHASE II HAVE BEEN INDICATED ON THE PLAN.

OF

JUSTICE DRIVE WILL BE EXTENDED NORTHWARD TO INTEGRATE WITH THE ROAD NETWORKS IN THE RECLAMATION AREA FOR IMPROVING THE CAPACITY NORTH-SOUTH TRANSPORT LINK.
