MEANWHILE, ABOUT 67 HECTARES OF LAND TO THE SOUTHWEST OF THE LOK MA CHAU CONTROL POINT HAVE BEEN ZONED FOR "OTHER SPECIFIED USES (CONTAINER BACK-UP USES) TO ACCOMMODATE THE INCREASING CROSS-BORDER FREIGHT TRANSPORT.
AND 18 HECTARES OF LAND HAVE ALSO BEEN ZONED FOR "OTHER SPECIFIED USES (SERVICES STATIONS)" TO PROVIDE SUPPORT FOR CROSS- BORDER TRAFFIC AND CONTAINER-RELATED FACILITIES.
SIMILARLY, A SUBSTANTIAL PORTION OF ABOUT 260 HECTARES HAVE BEEN ZONED "CONSERVATION AREA" ON THE NGAU TAM MEI OZP (NO. S/YL- NTM/1) TO GIVE ADDED PROTECTION TO THE LAM TSUEN COUNTRY PARK.
IN ADDITION, ABOUT 310 HECTARES HAVE BEEN ZONED "GREEN BELT" TO PROTECT THE NATURAL FEATURES FROM URBAN SPRAWL AND TO PROVIDE PASSIVE RECREATIONAL OUTLETS.
ABOUT 43 HECTARES ON THE PLAN HAVE ALSO BEEN ZONED "RECREATION" WITH A DEVELOPMENT RESTRICTION OF A MAXIMUM PLOT RATIO OF
0.2, SITE COVERAGE OF 20 PER CENT AND BUILDING HEIGHT OF TWO STOREYS.
MEANWHILE, TWO SITES OF ABOUT 29 HECTARES HAVE BEEN ZONED "COMPREHENSIVE DEVELOPMENT AREA" TO FACILITATE COMPREHENSIVE DEVELOPMENT OR REDEVELOPMENT TO IMPROVE THE ENVIRONMENT AND TO FORM A
LOCAL CENTRE.
DEVELOPMENTS WITHIN THE ZONE ARE RESTRICTED TO A MAXIMUM GROSS FLOOR AREA OF 39,000 SQUARE METRES TO 79,000 SQUARE METRES AND BUILDING HEIGHT OF THREE STOREYS INCLUDING CARPORT.
THERE ARE ALSO THREE SITES OF ABOUT 33 HECTARES DESIGNATED "OPEN STORAGE" TO MEET DEMAND.
