ENVIRONMENTAL
IMPACT OF THE PROPOSED
DEVELOPMENT;
THE PUBLIC RIGHT-OF-WAY;
THE PUBLIC UBE OF THE GOLF COURSE; AND
THE FACILITIES TO BE PROVIDED FOR PUBLIC ENJOYMENT AND THE
POSSIBLE BENEFITS TO THE GENERAL PUBLIC.
AS THE PROPOSAL WOULD INVOLVE LAND EXCHANGE, MR. BARNES SAID APPROVAL FROM THE LANDB AUTHORITY WOULD BE REQUIRED.

RECOMMENDATION IN PRINCIPLE WAS GIVEN BY THE DISTRICT JONFERENCE IN JULY 1990 SUBJECT TO FURTHER COMMENTS FROM GOVERNMENT DEPARTMENTS.
"THE
CASE WILL BE RESUBMITTED TO THE DISTRICT LAND CONFERENCE FOR APPROVAL OF FINAL LAND GRANT AND SPECIAL CONDITIONS BEFORE SUBM189ION FOR FINAL APPROVAL TO EXECUTIVE COUNCIL.
MR BARNES SAID THE COUNTRY PARKS BOARD AND
AND THE AUTHORITY CONSIDERED THAT THE PUBLIC WOULD BENEFIT IN THE FOLLOWING ASPECTS FROM THE PROPOSED DEVELOPMENT :-
* THE PUBLIC RIGHT-OF-WAY WOULD BE MAINTAINED BO THAT THE PUBLIC COULD GAIN ACCESS TO THE COUNTRY PARKS AREA NEARBY:
THE PROPOSED DEVELOPMENT WOULD IMPROVE THE CURRENT SUBSTANDARD PUBLIC ACCESS AND PARKING FACILITIES AND WOULD ENHANCE USAGE OF THE AREA (THE EXISTING LEVEL OF RECREATIONAL UBE OF THE AREA 18 LOW AND THERE ARE NO FACILITIES);

THE DEVELOPMENT WOULD PROVIDE MORE PUBLIC FACILITIES IN THE AREA SUCH AS PICNIC SITES, SHELTERS, A VISITOR CENTRE AND TOILETS;
THE PROPOSED GOLF COURSE WOULD NOT BECOME AN EXCLUSIVE FACILITY FOR PRIVATE ENJOYMENT AND THERE WOULD BE REASONABLE PROVISIONS FOR PUBLIC USE;

GREEN PROPOSED GOLF COURSE WOULD REMAIN OPEN AND GOOD LANDSCAPING PLANTING;
WITH
WOULD BE
THE EXISTING VILLAGE WOODLAND AND FUNG SHUI WOODS PRESERVED AS FAR AS POSSIBLE; A GROUP OF EXISTING VILLAGE BUILDINGS WITH BIGNIFICANT HISTORICAL AND ARCHITECTURAL VALUE WOULD BE PRESERVED BY THE DEVELOPER; AND
THE VILLAGERS OF CHEUNG UK AND LI UK WOULD BE PROVIDED NEW VILLAGE HOUSING PROPERLY SERVED WITH SEWAGE FACILITIES;
THE RISK OF HILL FIRE IN THE AREA WOULD BE REDUCED.
