SECTOR I FARRD BEST WITH TAKE-UP AMOUNTING то 56,000 SQUARE METRES, OUTPACING THE 50,000 SQUARE METRES SUPPLY. VACANCY WAS CONSEQUENTLY DOWN, TO 53,000 SQUARE METRES OR FIVE PER CENT OF STOCK.
IN SECTOR II, SUPPLY WAS, AT 14,000 SQUARE METRES, WELL DOWN ON THE PREVIOUS YEAR. HOWEVER, WITH A NET OF 12,000 SQUARE METRES RELINQUISHED, VACANCY IN THIS SECTOR ROSE FROM 55,000 SQUARE METRES AT THE END OF 1989 TO 78,000 SQUARE METRES AT THE END OF 1990, REPRESENTING AN INCREASE FROM 3.4 PER CENT TO 4.8 PER CENT OF STOCK.
SECTOR III SAW SUPPLY OF 136,000 SQUARE METRES, UP BY MORE THAN 20 PER CENT ON 1989 LEVELS. TAKE-UP WAS ALSO WELL UP FROM A NEGATIVE FIGURE IN 1989, TO A POSITIVE 91,000 SQUARE METRES IN 1990. HOWEVER IT STILL FELL FAR SHORT OF SUPPLY RESULTING IN A 20 PER CENT INCREASE IN VACANT SPACE, TO 7.4 PER CENT OF STOCK.
LOOKING AHEAD, THE
TERRITORY-WIDE SUPPLY OF 558,000 SQUARE METRES FORECAST FOR 1991 WILL BE VERY SIGNIFICANTLY UP ON THAT FOR 1990. IN 1992 IT IS LIKELY TO BE EVEN LARGER AT 735,000 SQUARE METRES, SECTOR III WILL ACCOUNT FOR MORE THAN 65 PER CENT OF THE TOTAL SUPPLY FORECAST FOR 1991 AND 1992. EARLY INDICATIONS ARE THAT SUBSTANTIAL SUPPLY IS ALSO EXPECTED IN 1993, (APPROXIMATELY 500,000 SQUARE METRES), 80 PER CENT OF WHICH WILL AGAIN BE IN SECTOR 111.
COMMERCIAL
THE SUPPLY IN 1990 OF 239,000 SQUARE METRES OF COMMERCIAL SPACE WAS HIGHER THAN EXPECTED AND SOME 20 PER CENT UP ON 1989 LEVELS. TAKE-UP WAS SIGNIFICANTLY UP, AT 194,000 SQUARE METRES, RESULTING IN A SLIGHT DROP IN VACANCY AT THE END OF 1990 TO 382,000 SQUARE MBTRES OR 5.2 PER CENT OF STOCK.
SUPPLY IN 1991 IS EXPECTED TO BE DOWN SLIGHTLY ON 1990 BUT IN 1992, A SUBSTANTIAL 426,000 SQUARE METRES IS EXPECTED ΤΟ COMB ON STREAM, WELL DISTRIBUTED THROUGHOUT THE TERRITORY.
FLATTED FACTORIES
THE 586,000 SQUARE METRES SUPPLY OF FLATTED FACTORY SPACE IN 1990 WAS WELL DOWN ON THE 864,000 SQUARE METRES SUPPLY IN 1989. HOWEVER TAKE-UP WAS ALSO WELL DOWN, THE LOWEST SINCE 1985, RESULTING IN AN INCREASE IN VACANCY AT THE YEAR END, TO 886,000 SQUARE METRES OR 5.3 PER CENT OF STOCK.
SUPPLY OVER THE NEXT TWO YEARS IS EXPECTED ΤΟ REMAIN AT CURRENT LEVELS.
