DRAFT MID-LEVELS WEST ZONING PLAN PUBLISHED

A DRAFT MID-LEVELS WEST OUTLINE ZONING PLAN COVERING 235.44 HECTARES, HAS BEEN PUBLISHED BY THE TOWN PLANNING BOARD TODAY (FRIDAY).

IT IS BOUNDED BY BONHAM, CAINE AND KENNEDY ROADS IN THE NORTH, BOWEN DRIVE IN THE EAST, POK FU LAM ROAD IN THE WEST, AND POK FU LAM COUNTRY PARK IN THE SOUTH.

A SPOKESMAN FOR THE BOARD EXPLAINED THAT THE MAIN OBJECTIVE OF THE DRAFT PLAN WAS TO PROVIDE A STATUTORY LAND USE PATTERN AND ROAD NETWORK AS A BASIS FOR PROPER CONTROL AND REDEVELOPMENT OF LAND IN THIS AREA.

+IN RECOGNISING THAT MID-LEVELS WEST IS PRIMARILY A RESIDENTIAL AREA. THE LAND USE ZONINGS SHOWN ON THE DRAFT PLAN ARE INTENDED TO MAINTAIN THE RESIDENTIAL CHARACTER OF THE AREA AND ARE LARGELY BASED ON EXISTING DEVELOPMENT AND KNOWN REDEVELOPMENT PROPOSALS, HE SAID.

DEVELOPMENTS ALONG THE CAINE ROAD - BONHAM ROAD CORRIDOR ARE PRIMARILY RESIDENTIAL WITH SOME COMMERCIAL ACTIVITIES SUCH AS BANKS, RESTAURANTS OR RETAIL SHOPS ON THE LOWER THREE FLOORS. THIS AREA IS ZONED RESIDENTIAL (GROUP A) IN WHICH CERTAIN COMMERCIAL USES ARE PERMITTED AS OF RIGHT ON THE LOWER THREE FLOORS.
