AMENDMENTS TO SHA TIN OUTLINE ZONING PLAN

THE TOWN PLANNING BOARD TODAY (FRIDAY) ANNOUNCED AMENDMENTS TO THE DRAFT SHA TIN OUTLINE ZONING PLAN,

A SPOKESMAN FOR THE BOARD SAID THAT THE AMENDMENTS WERE NECESSARY IN ORDER TO MEET CHANGING CIRCUMSTANCES AND NEW PLANNING REQUIREMENTS IN THE SHA TIN NEW TOWN.

MAJOR AMENDMENTS INCLUDE:

* REALIGNING THE FUTURE RAIL RESERVE TO MEET POSSIBLE

FUTURE TRANSPORT NEEDS OF SHA TIN AND THE PROPOSED DEVELOPMENT AT MA ON SHAN. THE TYPE OF CARRIER FOR THIS FUTURE RAIL SYSTEM BETWEEN KOWLOON AND MA ON SHAN HAS NOT BEEN DECIDED AT THIS STAGE AND MIGHT BE FOR THE MASS TRANSIT RAILWAY OR THE KOWLOON- CANTON RAILWAY. APART FROM PROVIDING BETTER INTEGRATION BETWEEN SHA TIN AND MA ON SHAN, THE REVISED RAIL ALIGNMENT WOULD ALSO ALLOW POSSIBLE

INTERCHANGE FACILITIES WITH THE KOWLOON-CANTON RAILWAY AT TAI WAI. IN ADDITION, IT ENABLES THE RELEASE OF LAND IN AREA 2 NEAR SHEUNG KENG HAU AND PROVIDES AN OPPORTUNITY FOR RATIONALIZING THE BOUNDARIES OF A PROPOSED PUBLIC HOUSING ESTATE IN THE AREA.

* REZONING ABOUT 19 HECTARES OF LAND IN TO FUNG SHAN FROM RESIDENTIAL (GROUP B) TO GREEN BELT. THIS FOLLOWS MORE DETAILED PLANNING AND ENGINEERING INVESTIGATIONS WHICH HAVE FOUND THE AREA NOT SUITABLE FOR LARGE SCALE RESIDENTIAL DEVELOPMENT IN VIEW OF ITS DIFFICULT ACCESS AND THE EXISTING FINE NATURAL VEGETATION IN THE AREA. AN ALTERNATIVE SITE AT THE FOOT OF TO FUNG SHAN, ABOUT TWO HECTARES IN AREA AND RELATIVELY FLAT, IS INSTEAD FOUND SUITABLE FOR MEDIUM DENSITY RESIDENTIAL DEVELOPMENT AND REZONED FOR THE PURPOSE.

* RELOCATING A GOVERNMENT/INSTITUTION/COMMUNITY ZONE IN

AREA 28 MAINLY PROPOSED FOR AN INDOOR GAMES HALL TO AREA 26 NORTH OF SHING MUN RIVER NEXT TO THE EXISTING SWIMMING POOL COMPLEX AND SQUASH COURT BUILDING.

REZONING A VILLAGE TYPE DEVELOPMENT ZONE (TSE UK VILLAGE) SOUTH OF BELAIR GARDEN IN AREA 48 TO OPEN SPACE FOR DEVELOPMENT AS PART OF THE PROPOSED LARGER YUEN CHAU KOK DISTRICT OPEN SPACE. A RESITE AREA OF THE AFFECTED VILLAGE HAS BEEN IDENTIFIED WITHIN THE NEW TOWN.

THE SCHEDULE OF NOTES ATTACHED TO THE PLAN HAS ALSO BEEN REVISED.
