MARINA AND RESIDENTIAL SITE FOR TUEN MUN NEW TOWN

THE LANDS DEPARTMENT IS INVITING CASH TENDERS FOR A 40-HECTARE SITE AT SO KWUN WAT IN TUEN MUN NEW TOWN TO BE DEVELOPED AS A MAJOR MARINA AND HIGH-CLASS RESIDENTIAL AREA.
WHEN DEVELOPED THE PROJECT WILL PROVIDE A FULL RANGE OF MARINA FACILITIES TO SERVE THE GROWING POPULATION OF TUEN MUN NEW TOWN AND BOATING ENTHUSIASTS LIVING IN THE URBAN AREA.
SITUATED ON SCENIC SO KWUN WAT BAY ALONG THE EASTERN SHORELINE OF TUEN MUN NEW TOWN AND CLOSE TO PEARL ISLAND AND NEW CAFETERIA BEACH THE AREA WILL BECOME A LOW-DENSITY, HIGH-CLASS RESIDENTIAL DEVELOPMENT.
MOORING AND BERTHING FACILITIES WILL BE PROVIDED FOR AT LEAST 300 PLEASURE CRAFT IN THE MARINA.
THERE WILL ALSO BE FUELLING FACILITIES, BOAT STACKING AREAS, BOAT-REPAIR WORKSHOPS AS WELL AS A CLUBHOUSE.
NEXT TO THIS CLUBHOUSE WILL BE A COMMERCIAL COMPLEX WHICH WILL INCLUDE RETAIL SHOPS, A SUPERMARKET AND RESTAURANTS. CAR-PARKING FACILITIES TO SERVE RESIDENTS, VISITORS AND USERS OF THE MARINA WILL ALSO BE PROVIDED.
THE DEVELOPER WILL BE REQUIRED TO CONSTRUCT A MINIMUM OF
1 550 RESIDENTIAL FLATS WITH A TOTAL GROSS FLOOR AREA OF 200 000 SQUARE METRES ON AREAS TO BE RECLAIMED.
THE DEVELOPER WILL ALSO BE REQUIRED TO CONSTRUCT TO GOVERNMENT STANDARDS A BREAK-WATER ON THE SEAWARD SIDE FOR THE DEVELOPMENT OF A BEACH WHICH WILL BE LINKED TO THE NEARBY NEW CAFETERIA BEACH, THIS BEACH WILL BE MADE AVAILABLE TO THE PUBLIC, AS PART OF A SCHEME TO PROVIDE BETTER RECREATIONAL FACILITIES IN THE AREA.
BORROW AREAS HAVE BEEN IDENTIFIED IN THE SO KWUN WAT VALLEY TO PROVIDE ADEQUATE FILL MATERIAL, SO AS TO HELP THE DEVELOPER IN RECLAIMING AREAS PROPOSED FOR RESIDENTIAL AND COMMERCIAL DEVELOPMENT.
TO ENSURE THAT THE PROJECT IS DEVELOPED SATISFACTORILY, TENDERERS WILL BE REQUIRED TO SUBMIT A MASTER PLAN OF THE IR SCHEME, A DETAILED PROGRAMME OF WORKS AND PLANS SHOWING DETAILS OF THE TENDERERS' PROPOSALS FOR GENERAL LANDSCAPING AND AREAS FOR RECREATIONAL PURPOSES.
THE ENTIRE PROJECT SHOULD BE COMPLETED WITHIN SIX YEARS AT A MINIMUM COST OF $340 MILLION, EXCLUDING RECLAMATION WORKS.
IN VIEW OF THE SCALE OF THE PROJECT, AND TO ASSIST WITH CASH FLOW DURING CONSTRUCTION, THE DEVELOPER MAY SELL SOME OF THE COMPLETED PORTIONS OF THE SCHEME PROVIDED CERTAIN CONDITIONS ARE ADHERED TO.
