RESUMPTION OF BUILDINGS IN TSUEN WAN

THE GOVERNMENT TODAY ANNOUNCED RESUMPTION OF SEVEN BUILDINGS IN SAI LAU KOK, TSUEN WAN, UNDER THE MASS TRANSIT RAILWAY (LAND RESUMPTION AND RELATED PROVISIONS) ORDINANCE FOR THE PURPOSE OF CONSTRUCTING THE MTR DEPOT THERE.

THE BUILDINGS TO BE RESUMED ARE CHEONG NING MANSION, CHEONG LUNG MANSION, CHEONG HING MANSION, CHEONG SHUN MANSION, CHEONG WO MANSION, CHEONG ON MANSION AND TSUEN SING MANSION.

EXPLAINING THE RESUMPTION PROCEDURES, A GOVERNMENT SPOKESMAN SAID THE BUILDINGS WILL REVERT TO THE CROWN IN NOVEMBER 1978 AND THE GOVERNMENT IS LIKELY TO REQUIRE POSSESSION OF THESE BUILDINGS IN APRIL OR MAY NEXT YEAR.

+OFFICERS OF THE HOUSING AUTHORITY, THE MASS TRANSIT OFFICE OF THE PUBLIC WORKS DEPARTMENT AND THE TSUEN WAN DISTRICT OFFICE WILL BE VISITING OWNERS AND OCCUPIERS OF THESE PREMISES TO DETER- MINE ELIGIBILITY FOR PUBLIC HOUSING AND TO ASSESS THE AMOUNT OF COMPENSATION AND ANY OTHER ALLOWANCES TO WHICH PEOPLE MAY BE ENTITLED, HE SAID.

DOMESTIC OCCUPIERS ELIGIBLE FOR PUBLIC HOUSING WILL BE OFFERED ACCOMMODATION IN THE TSUEN WAN DISTRICT BEFORE THE END OF MARCH 1975. PEOPLE WISHING TO LEAVE THEIR PREMISES BETWEEN NOW AND THE DATE OF CLEARANCE WILL RECEIVE HALF OF THE COMPENSATION OR ALLOWANCE OFFERED TO THEM BEFORE VACATING THEIR PREMISES, WITH THE BALANCE BEING PAID IMMEDIATELY ON GIVING VACANT POSSESSION.

COMMERCIAL OCCUPIERS WILL RECEIVE A DISTURBANCE ALLOWANCE ON AN EX-GRATIA BASIS IN ACCORDANCE WITH HOUSING AUTHORITY RATES.

IN ADDITION, PEOPLE ENTITLED TO COMPENSATION UNDER THE ORDINANCE WILL BE OFFERED A FAIR MARKET VALUE AT THE DATE OF REVERSION OF THEIR INTERESTS IN THE PREMISES CONCERNED.

IN RESPECT OF ANY DISPUTE INVOLVING THE AMOUNT OF COMPENSATION TO BE PAID FOR ANY LEGAL INTERESTS IN LAND ARBITRATION AND FINAL SETTLEMENT MAY BE UNDERTAKEN BY THE LANDS TRIBUNAL.

THE SPOKESMAN SAID THAT THE LOCATION OF THE DEPOT AND THE TSUEN WAN STATION WAS CHOSEN AFTER VERY CAREFUL CONSIDERATION AND IS DESIGNED TO BE AN INTEGRAL PART OF THE DEVELOPMENT PLAN OF NORTH TSUEN WAN.

THIS DEVELOPMENT CALLS FOR INTERCHANGE FACILITIES FOR SURFACE PUBLIC TRANSPORT TO SERVE THE REMAINING AREA OF TSUẸN WAN, AND AN EXTENSIVE ROAD NETWORK IMMEDIATELY TO THE NORTH OF THE DEPOT WHICH BY-PASSES TSUEN WAN AND PROVIDES CONNECTIONS BETWEEN ROUTE TWISK AND TSUEN WAN AND, AT SOME TIME IN THE FUTURE, BETWEEN THE NEW TUEN MUN ROAD AND THE NEW ROAD TO SHA TIN,

THESE BUILDINGS ARE REQUIRED TO BE DEMOLISHED AS THEY ARE LOCATED WITHIN THE AREA OF LAND DESIGNATED FOR THE MTR TSUEN WAN STATION AND DEPOT,

OWNERS AND OCCUPIERS WHO HAVE ANY QUESTIONS REGARDING RESUMPTION PROCEDURES OR WISH TO KNO FURTHER DETAILS AS TO THE ELIGIBILITY FOR REHOUSING SHOULD CONTACT THE PUBLIC ENQUIRY SERVICE AT 175 CASTLE PEAK ROAD, GROUND FLOOR, THE SPOKESMAN ADDED.
