REVISED OUTLINE ZONING PLAN
FOR ABERDEEN AND AP LEI CHAU

MORE RECREATIONAL AND COMMUNITY FACILITIES ARE PROPOSED FOR ABERDEEN AND AP LEI CHAU UNDER A REVISED OUTLINE ZONING PLAN PREPARED BY THE TOWN PLANNING BOARD.
THE REVISED PLAN INCORPORATES A NUMBER OF MINOR AMENDMENTS TO THE ZONING ON THE PREVIOUS PLAN, AND A NEW SET OF NOTES INDICATING THE PERMITTED USES AND THOSE WHICH MAY BE PERMITTED AT THE DISCRETION OF THE BOARD.
THE MAIN CHANGES BASICALLY INVOLVE MINOR ADJUSTMENTS TO THE ZONING BOUNDARIES, ROAD ALIGNMENTS, AND THE ALIGNMENT OF THE PROPOSED BRIDGE LINKING ABERDEEN AND AP LEI CHAU.
A SPOKESMAN FOR THE BOARD SAID TODAY THE ALIGNMENT OF THE PROPOSED BRIDGE ON THE ABERDEEN SIDE HAD BEEN MOVED TO THE EASTERN SIDE OF THE NULLAH SO AS TO FACILITATE CLEARANCES AND DEVELOPMENT OF THE SITES TO THE WEST OF THE NULLAH,
A MAJOR CHANGE, HE SAID, WAS THE REZONING OF AP LEI PAI ISLAND SOUTH OF AP LEI CHAU FROM GREEN BELT TO OPEN SPACE FOR THE BENEFIT OF RESIDENTS IN THE AREAS.
+AP LEI PAI HAS CONSIDERABLE NATURAL BEAUTY AND AFFORDS AN EXCELLENT OPPORTUNITY FOR RECREATIONAL DEVELOPMENT, HE SAID.
THE SPOKESMAN SAID THE SITE OF THE EXISTING MARKET IN ABERDEEN MAIN STREET HAD BEEN CHANGED FROM GOVERNMENT, INSTITUTION AND COMMUNITY DEVELOPMENT TO COMMERCIAL/RESIDENTIAL USES AND IT WAS NOW INTENDED TO MAKE THE SITE AVAILABLE FOR SALE TO PRIVATE DEVELOPERS.
AT THE SAME TIME, HE ADDED, A NEW MARKET WOULD BE BUILT ON THE CORNER OF ABERDEEN MAIN ROAD AND CHENG TU ROAD.
THE SPOKESMAN SAID THE NEW DRAFT PLAN ALSO MADE PROVISION FOR A PUBLIC HOUSING ESTATE TO BE BUILT ON PART OF THE LAND BETWEEN NAM FUNG ROAD AND THE APPROACHES TO THE PROPOSED ABERDEEN TUNNEL, IF REQUIRED TO FULFILL THE HOUSING AUTHORITY'S 10-YEAR HOUSING PROGRAMME.
+PROPOSAL TO USE THAT PART OF LAND FOR A PUBLIC HOUSING ESTATE WOULD REQUIRE THE SPECIAL PERMISSION OF THE TOWN PLANNING BOARD UNDER THE NOTES ACCOMPANYING THE OUTLINE ZONING PLAN,+ HE SAID,
THE REVISED PLAN COVERS ABOUT 855.5 HECTARES OF WHICH 44.6 HECTARES ARE RESERVED FOR RESIDENTIAL DEVELOPMENT, 11.2 HECTARES FOR COMMERCIAL/RESIDENTIAL USES, 34.6 HECTARES FOR OPEN SPACE, AND 35.8 HECTARES FOR INDUSTRIAL PURPOSES.
A TOTAL OF 187.2 HECTARES ABOUT HALF THE DEVELOPMENT AREA IS SET ASIDE FOR GOVERNMENT, INSTITUTION AND COMMUNITY USES SUCH AS THE LARGE OCEAN PARK DEVELOPMENT, AS WELL AS SCHOOLS, CHURCHES, CIVIC CENTRE, HOSPITALS, CLINICS, FIRE AND POLICE STATIONS, ETC.
