The subsequent general financial stringency arising out of the strike and boycott in 1925 caused the question to be deferred and, when it was again approached, the Council of the College found itself unable to raise the sum of $500,000 stipulated in paragraph 2 of Mr. Thomas' despatch. It was, therefore, decided by the Governor in Council that the proposed terms should be modified and that a building lease of seventy-five years, renewable, should be granted only in respect of Rural Building Lot No.514 (shown edged red on plan enclosed), subject to a rental of $20.00 per annum and a building covenant of $200,000 to be completed within three years. Purchaser shall apply to the Director of Public Works for the site and shall not commence any operations for building thereon until the Director of Public Works has approved the plans. If the Purchaser shall build otherwise than in accordance with the alignment of the Lots as set out herein, he shall when called upon to do so, alter the same accordingly.\n\n3. Should a landslip occur as a result of such cutting or levelling, the Grantees will be held responsible for any damage resulting from or brought about by such landslip.\n\n(e) The drainage of any buildings erected on the lot shall be disposed of as may be required by the Director of Public Works, and the Grantees must make all arrangements at their own expense and to the satisfaction of the Director of Public Works for the disposal of foul or contaminated water by the construction of septic tanks or otherwise as that officer may require, and the Grantees shall be solely liable for any damage or nuisance caused thereby.\n\n(f) In the event of its becoming necessary or advisable for consideration of the health to carry out training works in the vicinity of the lot, Grantees shall pay into the Colonial Treasury the total cost of such works. XX The Grantee of the new Lots shall execute and take up Crown Lease Lot S when called upon to do so by the Land Officer, for which purpose all estates or interests whatsoever in the Lots or any part thereof created since the date of this agreement by way of Mortgage, Charge or otherwise then outstanding shall thereupon forthwith be previously reassigned or satisfied. An endorsement by the Land Officer on these conditions that plans of the Lot 8 or any specified part thereof are in the Land Office and that the Crown Lease s thereof must be taken up before any further dealings with the Lots or such specified part can be registered, shall be deemed to be a sufficient requisition to that effect, and shall pay to him, therefor, the prescribed fee.\n\n4. The exact boundaries of the Lots shall be determined before the issue of the Crown Lease. Crown Rent will be adjusted to the nearest even dollar at the rate of $1.00 per acre per annum.\n\n7. When the General and Special Conditions herein contained have been complied with to the satisfaction of the Director of Public Works, the Grantees of the Lots shall be entitled to Leases from the Crown of the Pieces of Ground comprised in such Lots for years, to commence on the date on which possession shall be given at such Annual Rental payable half-yearly on the 24th day of June and the 25th day of December in each and every year as is specified in the Particulars of such Lots hereinbefore contained, and such Crown Leases shall be subject to, and contain all Exceptions, Reservations, Covenants, Clauses and Conditions inserted in the Crown Leases of similar Lots in the Colony of Hong Kong, or which may be required for the purpose of providing for or carrying out any of the General and Special Conditions herein contained affecting the said Lots or the title thereto.\n\n8. Should the Grantees neglect, or fail to comply with these Conditions or any of them, His Majesty shall be at full liberty to sell the Property either by Public Auction or Private Contract at such time and place and in such manner as to His Majesty shall seem fit, or at the option and pleasure of His Majesty, to re-enter and resume the property as if no grant had ever taken place.\n\n9. Possession of the Lots granted shall be given to the Grantees and deemed to have been taken by them on the date of a letter from the Director of Public Works stating that the Lots are at the disposal of the Grantees.\n\n10. The expression \"Grantees\" used herein shall in every case include the Grantee or Grantees and where the context so admits or requires their executors, administrators or assigns, and in the case of a corporation its successors or assigns.\n\n11.
