The height of the ground floor was ruled by the height of the floors in the future continuation of the building in Queen's Road and Ice House Street. It was obviously necessary to keep the upper floors at the
level throughout the building, and when allowance was made for the cor- reet heights in Queen's Road it) was found that an extra seven feet was added to the height ofi the ground floor IN Des Votuz Road.
This enabled a mezzanine floor to be inser ed in the present half of the boulding, giving accomme- daton for a seda fountain-cafe| operated by the Dairy Farm.
The ground floor, mezzanine and sixth floors are air-condition - ed by the tenants, arrangements for this having been incorp rated in the original plans for the build- Ing. The machinery for the air- and conditioning of the ground mezzanine floors is situated in th water-proof basement.
