The Opium Farm, which was worth to the State 27,500l. a year in 1876, was subsequently sold for 42,708l. a year.

From 1871 to 1876 the valuation appears not to have fluctuated much, towards the end of 1877 the Chinese began to flock to the Colony in larger numbers, and since then they have been building more houses and houses of a somewhat more expensive class and buying houses from Europeans. The consequent change in the value of house property in the last 10 years in the whole Colony, including the town of Victoria, is shown by the valuators in the following return of the Revenue from House Taxes in 1871 and 1880, the rate being 12 per cent. in both years on the valuation of houses in Victoria, and five per cent. in the rural districts.
