TSUEN WAN AND KWAI CHUNG OUTLINE ZONING PLANS ******
THE TOWN PLANNING BOARD HAS PUBLISHED AMENDED DRAFT OUTLINE ZONING PLANS FOR TSUEN WAN AND KWAI CHUNG INCORPORATING NEW NOTES WHICH PROVIDE FOR GREATER FLEXIBILITY IN THE DEVELOPMENT OF THE TWO DISTRICTS.
THE NOTES, WHICH FORM PART OF THE PLANS, LIST THE DEVELOPMENTS ALREADY PERMITTED IN THE VARIOUS ZONES, AS WELL AS OTHERS THAT MAY BE PERMITTED AT THE DISCRETION OF THE BOARD UPON APPLICATION.
APART FROM THE INCLUSION OF NEW NOTES INTO THE KWAI CHUNG PLAN, THE GENERAL LAND USE PATTERN IN THE DISTRICT REMAINS UNCHANGED,
IN THE TSUEN WAN PLAN, THE FORMER TSUEN WAN AMUSEMENT PARK SITE HAS BEEN REZONED AS COMMERCIAL/RESIDENTIAL THUS MAINTAINING THE COMMERCIAL/RESIDENTIAL FRONTAGE ALONG THIS SECTION OF CASTLE PEAK ROAD,
LARGE SCALE DEVELOPMENT IS ALREADY TAKING PLACE IN THE TWO DISTRICTS, SPEARHEADED BY THE NEW TERRITORIES DEVELOPMENT DEPARTMENT -- A SPECIAL DEPARTMENT SET UP WITHIN THE PUBLIC WORKS DEPARTMENT TO CO-ORDINATE THE DEVELOPMENT OF THE NEW TOWNS.
TSUEN WAN NEW TOWN IS PLANNED TO ACCOMMODATE SOME 885,000 PEOPLE IN A COMPLETE AND ATTRACTIVE SETTING BY 1986.
AN ESTIMATED $213.4 MILLION WILL BE SPENT ON THE NEW TOWN DURING THIS FINANCIAL YEAR ON VARIOUS HOUSING AND CIVIL ENGINEERING WORKS.

TWO NEW ESTATES — LAI KING AND KWAI SHING ESTATES CURRENTLY BEING COMPLETED BY THE P.W.D.'S ARCHITECTURAL OFFICE AND WILL BE HANDED OVER SHORTLY TO THE HOUSING AUTHORITY. TOGETHER, THEY WILL HOUSE SOME 57,000 PEOPLE.
THREE OTHERS ARE BEING BUILT BY THE HOUSING AUTHORITY AND SIX MORE ARE PLANNED,
WORK IS ALSO IN HAND ON A SECONDARY TECHNICAL SCHOOL IN KWAI CHUNG AND BUILDING WORK IS ABOUT TO START ON TWO SECONDARY SCHOOLS AND FOUR PRIMARY SCHOOLS, AN AMBULANCE DEPOT AND FIRE STATION AND A SUB-DIVISIONAL POLICE STATION.
THE TSUEN WAN OUTLINE ZONING PLAN COVERS A TOTAL OF ABOUT 445 HECTARES (1,100 ACRES). OF THIS, ABOUT 49 HECTARES (121 ACRES) ARE RESERVED FOR RESIDENTIAL DEVELOPMENT, 33.5 HECTARES (83 ACRES) FOR COMMERCIAL/RESIDENTIAL USE, 7.2 HECTARES (18 ACRES) FOR VILLAGE TYPE DEVELOPMENT, 22.6 HECTARES (56 ACRES) FOR A TOWN CENTRE, 92.2 HECTARES (228 ACRES) FOR LIGHT INDUSTRIAL PURPOSES, AND 4.8 HECTARES (12 ACRES) FOR SPECIAL INDUSTRIAL USE.
