This Indenture, made the

One thousand nine hundred and GEORGE VI by the GRACE of GOD of GREAT BRITAIN IRELAND and the BRITISH Dominions beyond the Seas King Defender of the Faith Emperor of INDIA of the one part and

(who and whose executors administrators and assigns are hereinafter included under the designation "the Lessee") of the other part.

Witnesseth as follows:-

1.

constituted Governor and Commander-in-chief of the Colony of Hongkong and its Dependencies and is duly authorised to enter into these presents in the name and on behalf of His said Majesty.

2. In consideration of the yearly rents royalty and covenants and stipulations hereinafter reserved and contained by and on the part and behalf of the said lessee to be paid, done and performed, His said Majesty King George doth hereby grant and demise unto the said Lessee ALL the

3. There are included in this demise and for the purposes thereof the liberties following:—

(i.) To search for win work quarry get raise smelt manufacture carry away and dispose of for the Lessee's own benefit the said mines and minerals either alone or together with the minerals in or under any adjoining lands which the Lessee may have the right to win in the most convenient and beneficial manner and (so far as may be necessary for the working of the said mines and minerals in accordance with these presents) to let down any of the surface lands not for the time being covered with buildings making compensation for any damage as hereinafter provided.

(i.) For the purposes aforesaid to enter upon any of the surface lands (other than such as are now or may at any time hereafter be occupied by lessees or licensees of the Crown) upon first giving one calendar month's notice in writing to the Land Officer. (iii.) To sink drive and make such pits shafts drifts tunnels airways watercourses trenches and other works whether upon or below the surface of the said lands as may be necessary and convenient including any works necessary for ventilating or draining the demised mines and minerals.

(iv.) To bring minerals from any adjoining mines now or hereafter during the term hereby created belonging or in lease to the Lessee through the demised mines and the levels and workings thereof and for that purpose to make outstroke drifts or passages from such adjoining mines.
