By this means the school would be saved the payment of a large sum in premium and annual Crown rent, while the Govern- -ment would not have to make any contribution in cash beyon that requirea for the purchase of the Bonham Road site.

The other terms of the lense would be:- (a). The Committee of the Diocesan Boys' School (hare-
-after called the lessees) to surrender to Govern- -ment the whole of Inland Lot 831 and the existing buildings standing thereon for the sum of $204,865, within two years of the date of a letter signed oy the Director of Public Works stating that the new areu near Yamuti Railway Station is at their
dispcsnl.
(b). The Government to grant the lessees an area as shown
edged green on the plan attached containing about 17.56 acres without premium.
(c). The term of lease of the new lot to be 75 years,
commencing from the date mentioned in (a) with the option of renewal for one further term of 75 years at a Crown rent to be fixed by the Surveyor to His
Majesty the King.
(d). Crown rent for the entire area referred to in (b)
to be $20 a year to commence from the date referred
to in (a).
(e). The new lot to be used only for the purposes of a
day or boarding school conducted by the Diocesan Boys School Committee or such other governing body as the Governor-in-Council may approve. The lessees also to be allowed to erect such houses as may be considered necessary for the accommodation of the
Masters and Staff.
(f). Retaining walls to be constructed by the lessees
where
